MaCal development expects approval soon

Look for the newest MaCal development, known as ìFrankís Third Addition,î to be approved soon.
The Houston County Planning Commission approved the preliminary plat on June 26.
Bob Scanlan, Houston County Planning and Zoning Administrator, said he expects commissioners as soon as it comes through, which should be less than a month.
Scanlan told the board at its July 6 meeting that county engineer Allen Henke had looked at the plat, and that the street and pond elevations had been finalized.
The development is located in section 12 of Caledonia Township, on the north side of Highway 76/County Road 1 northwest of Caledonia.
The 28-acre parcel will contain 26 lots. and one ìout lot,î which is a green area where a pond would be located.
The planning commission also approved the application of Jim McNamer of Money Creek Township for a preliminary plat to rezone a subdivision. Scanlan expects the county board to approve the final plat on that soon.
County commissioners approved granting a conditional use permit for Dave Trehus and Heath and Tara Gerard in Wilmington Township to build a house on less than 40 acres in an ag district.
One application tabled
Scanlan told commissioners that the planning commission tabled an application from Beverly Hanson and Larry Hanson in Yucatan Township to rezone from ag to residential.
Mrs. Hanson lives in the house, and sold part of the property to her son, Larry. It has a pole shed, which Larry wants to live in. In order to have two residences on the 40-acres, it would have to be rezoned residential.
The planning commission and some Yucatan Township officials did not like the idea, Scanlan said, because it was more than two miles from a city, in this case Rushford. Officials felt it would set a bad precedent, so they tabled it. The pole shed is also located on a floodplain, Scanlan noted.
Planning commission members are David Alstad, Spring Grove; Dave Corcoran, Brownsville; Glenn Kruse, Eitzen; Bruce Lee, Houston; Garland Moe, Caledonia; Terry Rosendahl, Hokah; and Charlie Wieser, La Crescent.
Variance granted
The Houston County board of adjustment granted two variances on June 24.
ï Dave Trehus and Heath and Tara Gerard, Wilmington Township: variance of 590 feet to build a house within a 1/4 mile of an existing feedlot.
ï Beverly Hanson and Larry Hanson, Yucatan Township, variances of 1,310 feet to re-zone from ag to residential property within a 1/2 mile of an existing feedlot.
The Houston County Board of Adjustmentís job is to review variances for things like property lines, setbacks, feedlots, and rock quarries. Their decisions are final, and do not need to be approved by the full county board.
Current members are Garland Moe, Caledonia, Norman Oseth, Caledonia; and Tim Orr, Houston. Glenn Meiners, Caledonia, is the alternate.

Many zoning permits were approved by the planning commission at the June 24 meeting, and then by the county board on July 6. Here are details of the permits.
