Hokah golf course subdivision on hold
Houston County commissioners heard an update on a proposed subdivision at Valley High Country Club in Mound Prairie Township on December 28.
Zoning administrator Bob Scanlan told the board that both the countyís board of adjustment and planning commission had tabled action submitted by developer Coulee Region Management (CRM) at their December 16 meetings.
CRM wants to rezone most of the front nine of the golf course from agricultural to residential. They are proposing to develop 14 lots while maintaining the course with some modifications. A preliminary plat has not been submitted yet.
The 18-hole golf course is located half way between Houston and Hokah on the south side of Highway 16 on Mound Prairie Drive.
The board of adjustment tabled action on granting a feedlot variance of 1,522 feet to meet to meet the required 2,640-foot (1/2 mile) setback for a new subdivision from a feedlot.
Scanlan said it was tabled so that a person at the meeting could find an expert to run a model that would give the potential for odor from the existing feedlot.
ìIt gives an idea of the percent of time that youíre going to smell the offensive odors,î Scanlan told The Argus after the meeting.
Scanlan said he ran a model that showed people in the new development would be able to smell something about two percent of the time.
The planning commission also tabled an application from CRM to rezone the land from agricultural to residential so that they could visit the site in person. That trip is planned for Saturday, January 8 at 10 a.m.
Environmental services director Rick Frank added that planning commissioners have questions about lot sizes and how big the road is.
Board of adjustment decisions are final. Planning commission actions have to be approved by the full Houston County Board of Commissioners.
The county board did approve three planning commission recommendations from December 16. they are for:
ï VanLin Orchards, Hokah Township, for Temporary Ag Housing.
ï Jake Wieser, Yucatan Township, to build a house on less than 40 acres in an Agricultural District.
ï Jerome Pronschinske, Sheldon Township, to build a shed over 1,500 square feet in Residential District.
